Each property gets a PropScoutr Score (0–100+). The higher the score, the more motivated the seller.

How It Works
1. Browse the Deal Feed. Every active SoCal listing scored and ranked. Filter by score, price, property type, ARV cushion, county, or city. No sign-in required.
2. Tell us your buy box. Sign in (magic link — no password) and submit your investment criteria: price range, counties, property type, and if applicable, your 1031 exchange timeline. We use this to route matched deals to you automatically.
3. Get matched and represented. When a deal fits your buy box, a licensed buyer's broker reaches out within 1 business day to schedule a showing and walk you through the analysis. You get fiduciary representation at no extra cost — the seller pays the buyer's side commission.
